Certified International Property Specialist (CIPS).
The Certified International Property Specialist Network (CIPS Network) is the specialty membership group for international practitioners of the National Association of REALTORS, the world's largest trade association. The CIPS Network is comprised of 1,500 real estate professionals who deal in all types of real estate, but with one common element: they are focused on the special needs of  the "international" market. In Fort Walton Beach Florida the primary market is residential properties with a large number of waterfront property and luxry homes on the various bayous of Choctawhatchee Bay.  In Destin and Sandestin Florida the primary market is vacation homes, beach properties, beach condominiums, beach houses, luxry homes, and residential properties.   

Fort Walton Beach is home to the largest number of military personnel from Eglin AFB and Hurlburt Field.  If you are military and plan to be stationed at Eglin AFB or Hurlburt Field you will most likely move to Fort Walton Beach, Niceville, Mary Esther, Shalimar, Navarre, Crestview or to on-base housing.

How Much is the Credit?
The Tax Credit will be $8,000 or 10% of the purchase price, whichever is less.

What type of purchase is elgible?
Similar to the $7,500 tax credit included in the Housing and Economic Recovery Act of 2008, the $8,000 tax credit included in the 2009 economic stimulus plan is available for the purchase of a principal residence by first-time homebuyers.  Available through April 30,  2010  and house must be closed by 1 July 2010.

Who qualifies for the first-time homebuyer credit?
According  to the IRS, any taxpayer who has not owned a home during the 3 years prior to the date of purchase can qualify for the credit.

Do I have to repay the credit?
No. This is a change from the previous $7,500 tax credit.  However, if the home is sold within three years of purchase, the credit will be reversed.

What are the income limitations on the tax credit?
The Tax credit begins to phase out for individuals with adjusted gross income over $75,000 ($150,000 for joint filers). 

New $6,500 tax credit for repeat home buyers

If you have been holding back on getting involved with the new $6,500 federal tax credit for repeat home purchases, there's no more excuse for inaction.  You now have all the official IRS Guidance you'll need to buy a house, qualify for the credit and pocket the $6,500. 

The credit called "long-time resident of the same main home" supplements the $8,000 credit for first-time purchasers.  Taxpayers who have occupied the same property as principal residence for five consecutive years during the previous eight years may now be able to claim a tax credit on a purchase of another house they intend to use as a principal residence.  The credit is for up to 10 percent of the price of replacement home, capped at $6,500.  Purchase contract must be dated from Nov 7 2009, to April 30, 2010, and the closing must take place no later than 30 June 2010.  The maximum purchase price is $800,000.  Purchaser are not required to sell their previous home but they must be able to demonstrae that the replacement house is or will be their principal residence.

A short sale is a sale of real estate in which the sale proceeds fall short of the balance owed on the property's loan.  It often occurs when a borrwer cannot pay the mortgage loan on their property, but the lender decides that selling the property at a moderate loss is better than pressing the current debtor. Both parties consent to the short sale process, because it allows them to avoid foreclosure, which involves hefty fees for the bank and poorer credit report outcomes for the borrower (wikipedia).
